dividend stocks are a good money makers as long term investments but you're certainly more exposed to short term volatility.  it depends on your timeline.  cat, cvx, xom, etc.-basically energy and heavy manufacturing companies.

Suggest a mixture of some interest bearing bank accounts, some steady dividend producing stocks.
If you buy an investment property now you can always adjust the mortgage later should you need a car for example.

I guess what I probably should have said is, I'm not looking to do anything with too much risk involved, nor do I expect to get much return on it. All I really want is to keep it above inflation until the time comes when I need it; which this year is 3.1% and seems to be above anything I can get without putting my money away for 5 years. Hence why I wanted to see if there were any better options you guys would know about.

Real estate is still a shit investment anyway. There's currently 125% over stock for homes on the market already.

You would need to charge rent to match the mortgage payment to break even. More to make a profit. Hard to do when you're competing with older rentals with lower mortgage payments to cover.

Why would you buy a house with a mortgage attached to it? I don't get it.

No, I meant the mortgage you would take out from the bank when you buy it. Unless you're paying cash, you'd have to take out a mortgage.
