I'm 40% underwater myself. And I didnt buy at the worst part. The problem is of course with the job market in the crapper, ppl cant afford their payments, and seeing as they can't sell their homes for what they are worth, short sales and other distressed properties dominate. HAMP has helped with lowering the rates as well as reducing principle, but really it's going to take a lot more than what they are doing now to finally turn it around.

We're still in a "first time new couple buyer's house" so we're fine. I've padded enough to take the hit and will probably lose 20k on the casa IF we sell. It's a shame too as I've added a new roof, new AC, new water heater, tiled kitchen/bathrooms, re-carpeted/painted, lawn service, sprinkler system... Some new couple is going to jackpot on this...

You wouldn't believe the deals I've seen.

A house in my parents neighborhood originally sold for 800k+ at the height (2005ish). Well we sold it for 250k a few months ago. It sat for a couple years, but all it needed was carpet, landscaping, paint, and the pool to be acid washed. ie, put 30k in and it's virtually new.

Now that was a steal.
